Common FHA Mortgage Questions Why should I apply for an FHA home loan?

There are lots of excellent reasons to choose an FHA home loan over other Florida mortgage programs, especially if one or more of the subsequent apply to you:

You’re a Florida first-time homebuyer. You want to keep your monthly payments as low as possible. You’re worried about your monthly payments vacant up You don’t have a lot of money to place down on a household.   You’re worried about qualifying for a loan. You don’t have perfect credit.

If any of these things describe you, then an FHA home  loan may be right for you. Why? FHA home loans offer many benefits and a level of security that you won’t find in other loans including:

Low cost: FHA home loans have competitive appeal rates because the federal government insures the loans for lenders.

Lower down payment requirements: FHA home loans have a low 3.5% down payment and the money can come from a family limb, employer or charitable organization as a gift.

Simpler qualification: Because FHA insures your mortgage, FHA mortgage lenders may be more willing to give you FHA home loan terms that make it simpler for you to qualify.

Less than perfect credit: You don’t have to have perfect credit to get an FHA home loan. In fact, even if you have had credit problems, such as a bankruptcy, it’s simpler for you to qualify for an FHA home loan than any other mortgage program.

More safeguard to keep your home: The FHA has been helping public since 1934. Should you encounter hard times after buying your home, the FHA has many options to keep you in your home and avoid foreclosure.

FHA insures loans for lenders hostile to defaults - it does not lend money or set appeal rates. For the best appeal rate and terms on a mortgage, you should compare mortgages from several different lenders. An FHA-approved lender can help you start the loan application process.

You may use an FHA-insured mortgage to buy or refinance a new or existing 1- to 4-unit home, a condominium or a manufactured or mobile home (provided it is on a permanent foundation).

What kinds of FHA home loans does FHA offer?

Flat-rate loans - Most FHA home loans are flat-rate mortgages (loans). The advantage of a flat-rate mortgage is that your appeal rate stays the same during the loan period, so you know exactly how much your monthly payment will be.

Adjustable rate loans – First-time homebuyers can be a small stretched financially. With FHA’s adjustable rate mortgage (ARM), the initial appeal rate and monthly payments are low, but these may change during the life of the loan. FHA uses the 1-Year Constant Maturity Treasury Index (CMT) to calculate the changes in appeal rates. An index is a measure of appeal rate changes that determine how much the appeal rate on an ARM will change over time.

The maximum FHA home loan that the appeal rate on your FHA home loan may increase or decrease in any one year is 1 or 2 percentage points, depending upon the type of ARM you choose. Over the life of the loan, the maximum appeal rate change is 5 or 6 percentage points from the initial rate. The advantage of selecting an ARM is that you may be able to expand your household-hunting value range because your initial appeal rate will be low, as will your payment. Buy/Rehabilitation loans – Sometimes you might see a home you’d like to buy, but it needs a lot of work. FHA has a loan for rehabilitating and repairing single-family properties called the SF Rehabilitation Loan program (203k). You can get one loan which combines the mortgage and the cost of repairs. The mortgage amount is based on the projected value of the material goods with the work completed. The advantage of this loan is that you can buy a home that needs a lot of work, but have only one mortgage payment, and you can complete the repairs after buying the home.

Indian Reservations and Other Restricted Lands – A family who buys a home below this program can apply for financing through an FHA-approved lending institution such as a bank, savings and loan, or a mortgage company. To qualify, the borrower must meet standard FHA credit qualifications. An eligible borrower can receive approximately 97% financing and use a gift for the downpayment. Closing cost can be financed; covered by a gift, grant or secondary financing; or paid by the seller without reduction in value. More…

How do FHA-insured loans compare to subprime loans?

Subprime loans are loans designed for homebuyers who don’t have a strong credit history or can’t qualify for a regular or prime loan. Lenders charge a high appeal rate on subprime loans because the risk that a homebuyer may not make their payments is high. Because FHA insures the lender hostile to this risk, the appeal rates on FHA-insured loans are generally among the lowest in the market. Most subprime loans carry appeal rates at least 3 percentage points higher than an FHA-insured loan. On a 0,000 mortgage, the monthly payment for a subprime loan would be over 0 a month higher than an FHA-insured loan.

The majority of subprime loans are also ARMs, where the appeal rate can change a lot and greatly increase your monthly payments. Most FHA-insured loans are flat-rate loans where the mortgage payment always stays the same. If you have an FHA-insured ARM loan, the rate can’t go up by more than one or two points in a year. The fees that lenders charge their borrowers for processing a subprime loan are also generally higher than on an FHA-insured loan.

Most subprime loans carry a heavy prepayment penalty that you must pay if you want to refinance your loan to a lower appeal rate. These penalties can cost you hundreds or even thousands of dollars. There is never a prepayment penalty on an FHA-insured loan. You can refinance at any time and not worry about paying any penalties.

Unfortunately, because they don’t know these proof, many homebuyers who could qualify to buy a home with a flat-rate FHA-insured loan only apply for subprime loans. Check out an FHA-insured loan before settling for a subprime loan!

How do FHA home loans compare to conventional loans?

Conventional loans usually require a larger downpayment than FHA and if you have less than perfect credit you may not qualify for an affordable mortgage with a low appeal rate . The best thing to do is compare the cost of the conventional loan to an FHA-insured loan line-by-line. What are the fees for each? What is the appeal rate? How much is the mortgage insurance? How much downpayment is vital? For some borrowers, a conventional loan may be less expensive. For many others, being paid an FHA-insured loan is the way to go.

Do you have to buy mortgage insurance on an FHA home loan?

Yes – as you will with most loans.

The Housing and Fiscal Recovery Act of 2008 provides for a one-year moratorium on the implementation of FHA’s risk-based premiums beginning October 1, 2008.  Consequently, effective with new FHA case number assignments on or after that date, FHA will no longer base its mortgage insurance premiums on a amalgamation of credit bureau score and loan-to-value ratio.  The new premiums (upfront and annual) to be implemented for all loans for which a case number is assigned on or after October 1, 2008, are described below.  Mortgagee Letter 2008-16 is rescinded in its entirety.  Please note that certain parts of that mortgagee letter are retained and reiterated in the guidance that follows.

UFMIP= Upfront Mortgage Insurance Premiums:  FHA home loans will charge an upfront premium in an amount equal to the subsequent percentages of the mortgage:

Buy Money Mortgages and Full-Credit Qualifying Refinances = 1.75 Percent Streamline Refinances (all types) = 1.50 Percent

Most home loans require mortgage insurance when your downpayment is less than 20% of the sales price. On conventional and subprime loans, mortgage insurance is provided by private companies. Whether private mortgage insurance is less than, equal to, or more than an FHA-insured loan’s insurance will depend upon the loan program and your qualifications.

Compare the cost of FHA home loan home loan compare  to subprime and conventional types of loans over the life of your loan. Then compare how much each one costs monthly. With the safeguard and value you get from an FHA home loan you will find it’s a very excellent deal.

Texas Home Insurance Renewal Premiums Are On The Rise

Insurance
by alancleaver_2000

Are you being paid sick of your Texas home insurance premium increasing with no thought why?

This article clarifies some of the factors that can change your homeowners insurance in Texas.

There is vacant to be a surprise coming up for you in your mailbox and it is not the kind of surprise that you are vacant to like. Texas home insurance premiums are vacant up this year at a pace I have not seen for more than 20 years!

Not each one is vacant to get hit with huge rate increases, but if you do get hit, there are ways for you to minimize the overall impact to your budget and still keep your coverage. But before we get into that, lets try to figure out what is happening here.

As long as the best Texas insurance quotes online.

Are the Rate Increases Caused by Natural Disasters?

To a certain degree, yes. I have to believe that some of the increase can be traced to the catastrophic losses of 9/11 Attack on the World Trade Center. It is estimated that the total losses from the tragedy will go over Billion Dollars, that is ,000,000,000. There is no question that the money necessary to pay for the destruction and losses will come from nearly each insurance company in one way or another. But the premium increases forhome insurance had started long before that ominous day.

Insurance Premiums on Homeowner Policies Have Gone Up Less Than 2% Per Year the Past 10 Years.

I am sure you are saying, How can that be, it seems that my rates have gone up each year? You are partially right. The total premium may have gone up, but the amount of coverage has also gone up to keep pace with the increasing cost of construction and materials used to rebuild houses. Inflation has continued to increase and push the cost of replacing homes and material goods higher year after year. Your policy adjusts the coverage on your home each year in an attempt to make sure you have enough coverage in the consequence of a catastrophic loss.

It’s a Fact: Insurance Companies Made a Lot of Money in the Have a supply of Market During the 1990s and That Was Excellent For You.

Insurance companies invest their money just like everyone else. During the 1990’s they made money on their investments just like everyone else. In fact, many home insurance companies were willing to write insurance at a loss because they knew they could make it up on investment income.

For most of the 1990’s, insurance companies were able to keep your premiums lower than they would have been because investment income they earned more than offset the losses they paid out. As consumers, we really shouldn’t have a problem with that, part of our premium is offset by the insurance companies investments, resulting in lower premiums.

Then…the Have a supply of Market started to fall apart in the middle of 1999.

All of a sudden, the investment income fell off, but the losses didn’t. Insurance companies were now faced with the prospect of mounting losses if they kept the rates at the low level. One of several options was to increase premiums crosswise the enter and increase they have.

No Loss Discounts and Loss Surcharges Change Your Premium

Clients that do not turn in claims make insurance companies lots of money and should be charged lower rates.

Sounds pretty simple doesn’t it? Unfortunately, the rule works the other way, too. Insurance companies are vacant out of their way to give clients without losses discounts and premium credits to reward them for not having a claim.

If you have a claim or two, you can expect to pay a higher premium for a few years. We know no one plans to have a claim, in fact it’s a real pain to go through the process, but it’s no different than auto rates vacant up if there is an accident.

One other problem is the size of losses have gone out of notice! We have seen the mean size of closed claims in our office go from ,350 in 1993 to over ,425 in 2002. The fact is that it just costs more money to make repairs to houses today than it used to.

Huge changes are happening in the insurance market.

Deductibles Can Save You BIG Money!

Back in the days when I first started in the business, homes were insured for ,000 and the policies had a deductible. In the late 1970 the value of homes headed towards ,000 and the deductibles went to 0. By the end of the 1980’s a 0 deductible was standard on nearly all policies written for homes valued over 0,000. Today, with the principles of many homes costing more than 5,000 many of our clients are using 0 to ,000 deductibles to keep the cost of their insurance down.

If insurance companies want to reduce your premium for not turning in claims, you might as well save even more money by increasing your deductible. While you wont save enough to make up the deductible in one year, you will be surprised how much you do save over a few years.

How Much Homeowners Coverage Should I Have?

So how much insurance should you have? Basically, unless you want to pay some of the costs yourself, you should insure your home for what it would cost to rebuild it if your residence were ruined.

How do you find this out? In the home construction world, construction costs are calculated on a square foot basis. We can calculate the estimated replacement cost for your home. Give us a call and we will be glad to update our records and send you a copy for your review.

Your possessions are also insured on a replacement cost or actual cash value basis. Again, unless otherwise specified, the coverage in your policy is actual cash value.

Homeowners policies also have limits on coverage for such items as jewelry, fine art or collectibles.

For example, the standard policy will provide a maximum of ,000 coverage for your jewelry if it is stolen. If you have lots of jewelry, fine art or collectibles, you should consider purchasing a special personal material goods endorsement or floater that provides the coverage you need.

8 Ways to Save Money on Your Insurance Year After Year

Now that we have given you the terrible news, here are 8 ways you can pay less for your texas home insurance.

In many suitcases, you can get the same level of coverage for fewer dollars.

Take advantage of multiple policy discounts! Do you have a Houston auto insurance policy?
Texas home insurance policies.
If so, is it with the same insurance company that provides your homeowners insurance?
Many insurance companies offer multi-policy discounts.
Usually, these discounts are at least 10% and at the most 27%.
some insurers apply the discounts to both the auto and the homeowners or any other Texas material goods insurance policy.

Raise Your Deductible The deductible is the amount you pay before insurance kicks in if you have a claim. For example, if you have a 0 deductible and you file a claim for ,000 in destruction to your home, you pay the first 0 and your insurer pays the balance, 0.

The higher the deductible you choose, the more you pay out of your pocket.
But, the higher the deductible, the less you have to pay for your policy.
Depending on the insurance company, you can save between 12% and 37% if you change a deductible of 0 to ,000.

Newer Homes Are Rated Better Insurance companies really like newer homes.
Recently built homes equals lower premium because there is less likelyhood a touch will go incorrect with the electrical, heating and plumbing systems.
In addendum, the structure itself is in better shape.
Insurers offer discounts of as much as 8% to 15% if your residence is new.

Insure the replacement cost of the household itself not the land. There have been times when mortgage companies want us to increase the amount of insurance to be equal to the mortgage on the material goods.
You want to insure the rebuilding cost of the household and without including the value of the land in the in the total replacement cost.

Don’t insure more than you own. If you have made a major buy, you will want to increase your limits of coverage, but what if you sell a touch? You don’t need as much coverage.
Pay particular attention to items that are covered by endorsements or extra floaters to your policy, items such as jewelry and computer equipment.

Do not leave your household unprotected. Smoke detectors, burglar alarms and deadbolt locks are usually value discounts of at least 2%.
You can get even larger discounts, 8% to 10%, if you install a sophisticated sprinkler system or an alarm system that rings at the police station or a security company.
Before you install one, check with your insurer to find out what type of system qualifies for a discount and how much you would save on your premium if you installed the system.

If your dog bites, beware of lawsuits. If you have a dog or dogs, particularly if it’s a more vicious breed, you will pay more for Texas liability insurance coverage.
More and more dog bite claims are being presented, which has some insurers not exactly keen to provide coverage to homeowners who have. for example, Rottweilers, Pit Bulls and Dobermans.

If you are considering being paid a dog, keep this in mind: If you own dogs of certain breeds, your premium will probably go up.
Your insurer could choose to cancel or non-renew your policy.
For that matter, if your dog is likely to bite someone – of any breed – you are risking higher premiums and cancellation

Keep Your Credit Score in Top Condition Insurance Companies are relying more and more on credit scoring to determine insurance premiums.
They have found that public with low credit scores have nearly three times the losses than public with top credit histories.
Get rid of unused credit cards and pay your bills on time. It will pay off in the long run.

I wont kid you. There is more to this insurance game than saving money. In fact, while it’s nice to lower your insurance costs, it’s probably even more vital to make sure you, your loved ones and your assets are covered adequately. It’s not a pleasant thought, but insurance is about worst-case scenarios. It’s also about peace of mind, knowing that you have the worst-case scenarios covered.

There are different ways to insure your home. Generally you insure both the structure and your personal material goods. Let’s take the structure first.

There are two types of coverage: replacement cost and actual cash value.

Replacement cost coverage is highly recommended for all Texas homeowners. Below replacement cost coverage, the insurance will cover the cost of replacing the part of the structure that is hurt, up to a maximum dollar amount.

Below actual cash value coverage will cover the cost of replacing the hurt structure minus the depreciation. If you have an older home, this maybe the coverage you want. Unless your policy specifically says it provides replacement cost coverage, the coverage is for actual cash value.

So how much insurance should you have?

Basically, unless you want to pay some of the costs yourself, you should insure your home for what it would cost to rebuild it if your residence were ruined.

How do you find this out?

Your insurance agent can provide you with this information. If you don’t have an insurance agent and you should, you can contact your local builders association. In the home construction world, construction costs are calculated on a square foot basis. Pile the pictures or video of the inventory offsite as well.

10 Ways to Save On Your Texas Home Insurance

Now that you know the basics of a homeowner’s insurance policy, here are 10 ways you can pay less. In many suitcases, you can get the same level of coverage for fewer dollars.

One Insurer, Multiple Insurance Policies – Do you have a Houston auto insurance policy? Is your auto insurance insured with the same company that provides your home insurance?
If the answer’s no, you’re paying too much for both policies. Nearly each insurance company that sells home insurance desires its policyholders to also buy auto insurance from them. These insurers offer so-called multi-policy discounts. These discounts can be as much as 27% and some insurers apply the discounts to both the auto and the homeowners/renters policy.

Raise Your Deductible! – The deductible is the amount you pay before insurance kicks in if you have a claim. For example, if you have a 0 deductible and you file a claim for ,500 in destruction to your home, you pay the first 0 and your insurer pays the balance, ,000. The higher the deductible you choose, the more you pay. But, the higher the deductible, the lower your policy premium. Depending on the insurance company, you can save between 12% and 37% if you have a deductible of ,000 to ,000.
New Is Better! – Insurers really like newer homes. That’s because it’s less likely a touch will go incorrect with the electrical, heating and plumbing systems. In addendum, the structure itself is in better shape. Insurers offer discounts of as much as 8% to 15% if your residence is new.
Location, Location, Location! – Where do you live and what is your home made of? If you’re in the Eastern United States, it’s better from an insurance perspective to have a brick or masonry residence because such a structure has a greater resistance to wind destruction. By contrast, frame homes are better in the earthquake-prone West. The right structure in the right region can save you 5% to 15%. Further, if your home is near a fire station, you will pay less for homeowners insurance. If you live in an area that is prone to flooding, you may be vital to buy a flood insurance policy. If you are not vital to buy the coverage and still live in a flood-prone area, your Texas home insurance policy will not provide coverage for losses arising from flooding.
Insure the Household, Not the Land! – Nobody is vacant to steal your land. Fire and high winds won’t ruin it. As such, when deciding how much homeowner’s coverage to buy, don’t include the value of the land. You should only cover the value of the household and any other buildings on the material goods. If you include the value of the land, you’re paying too much.
Don’t Insure What You Don’t Have! – Each year, you should review your policy to see what coverage you have for your possessions. If you have made a major buy, you will want to increase your limits of coverage, but what if you sell a touch or a touch’s? You don’t need as much coverage. Pay particular attention to items that are covered by endorsements or floaters to your policy, items such as jewelry and computer equipment.
Better Safe Than Sorry! – Smoke detectors, burglar alarms and deadbolt locks are usually value discounts of at least 5%. You can get even larger discounts, 15% to 20%, if you install a sophisticated sprinkler system or an alarm system that rings at the police station or a security company. But, not all of these systems qualify for discounts. Before you install one, check with your insurer to find out what type of system qualifies for a discount and how much you would save on your premium if you installed the system.
Where There’s Smoke There’s fire! – Smoking (unattended cigarette butts, etc.) produces more than 23,000 residential fires in this country each year. That’s why some insurers have discounts if all the residents in a home are nonsmokers.
Assemble Discounts! – Some insurers offer discounts to certain business or alumni associations. If you are a limb of such an association or associations, question the directors of the associations if there are any insurance companies as long as discounts to members.
Don’t Jump Nearly – If you’ve been with an insurer for a while and you like that insurer, stay place. Some insurance companies involuntarily have discounts for policyholders who have been with the company for a certain number of years. For example, 5% for at least three years, 10% for at least five years.
